Thanks for being here. These Terms of Service outline what you can expect from hubetjr.com and what we ask of you in return. By using this site, you’re agreeing to these terms. If something doesn’t sit right, please stop using the site.
What This Site Is
hubetjr.com is a blog about real estate video production. I write about filming homes and apartments, shooting architecture, creating property walkthroughs, working with virtual tour software, and using social media to get listings seen. Everything here is based on my own experience in the field.
I’m Daniel Mercer, and I run this site. It’s a one-person operation — no big team, no corporate backing. Just me sharing what I’ve learned from years of shooting and editing property video.
Content and Accuracy
I put real effort into making sure the information here is accurate and useful. That said, techniques change, gear gets updated, and what worked for me on a shoot last year might not be the best approach today. I can’t guarantee that everything on this site will always be current or perfectly suited to your situation.
The content on hubetjr.com is meant to inform and guide — it’s not professional advice. If you’re making business decisions based on something you read here, do your own due diligence. Test things yourself. Every market, every property, and every shoot is different.
Intellectual Property
All the writing, photos, and videos on this site belong to me unless I’ve explicitly credited someone else. That includes:
- Blog posts and articles
- Images and screenshots I’ve created
- Video examples and tutorials I’ve produced
- The overall structure and presentation of the site
You’re welcome to quote short excerpts or reference my work — that’s fair use, and I appreciate the nod. But please don’t republish entire articles, scrape the site, or use my content as if it were your own. If you want to use something substantial, reach out and ask. I’m reasonable.
What You Can and Can’t Do
When you use this site, I ask that you:
- Do read, learn, and apply the techniques I share
- Do share links to articles you find helpful
- Do leave thoughtful comments or questions
- Don’t copy and republish my content without permission
- Don’t use the site in a way that disrupts it for others
- Don’t post spam, harmful links, or abusive content in comments
I reserve the right to remove comments or block access if someone is clearly violating these terms. I’d rather not, but I will if I have to.
Third-Party Links and Tools
I sometimes link to gear, software, or services I use. Some of these links may be affiliate links, which means I earn a small commission if you buy something — at no extra cost to you. I only link to products I’ve actually used or would recommend regardless of any commission.
When you click a link and leave hubetjr.com, you’re subject to the terms and privacy policies of that third party. I have no control over their practices, so take a look at their terms before handing over your information or money.
Comments and User-Generated Content
If you leave a comment, you’re responsible for what you say. Don’t post anything illegal, threatening, defamatory, or otherwise harmful. I don’t pre-moderate every comment, but I do review them and I’ll remove anything that crosses the line.
By posting a comment, you grant me the right to display it on the site. I won’t republish your comments elsewhere without context, but they’ll remain part of the public discussion here unless you ask me to remove them.
Limitation of Liability
Here’s the honest version: I share what I know, but I can’t be held responsible for how you use it. If you try a technique I described and it doesn’t work out, or if you buy gear I recommended and it doesn’t suit your workflow, that’s on you to evaluate before acting.
I run this site in good faith, but I provide it as-is. I’m not liable for any losses, damages, or issues that arise from your use of the site or reliance on its content. That includes direct, indirect, incidental, or consequential damages — even if I’ve been advised of the possibility.
Changes to These Terms
I may update these terms from time to time. If I do, I’ll update the date at the top of the page. It’s your responsibility to check back and review any changes. Continuing to use the site after an update means you accept the new terms.
Governing Law
These terms are governed by the laws of the United States. Any disputes related to these terms or your use of the site will be handled in accordance with those laws.
